Playa Xpu-Ha, one of the corridor’s calmer white-sand beaches, is under a kilometer from the gate and reached through the resort’s own highway crossing. Puerto Aventuras — with its marina, golf course, supermarket, and schools — is a six-minute drive north. Caracol’s lots come fully serviced — electricity, water, drainage, public lighting, and concrete roads are already in place — so construction can begin without groundwork. Grupo Trece, the architecture firm behind the wider Xpu-Ha Beach project, produced five house designs created specifically for Caracol, which gives a buyer a route to a finished home without commissioning a design from scratch.
